Most advisers will provide some mortgage quotes and how much you can borrow in a first consultation. At Ernest Grant Mortgages, your dedicated adviser will spend the first consultation ensuring you have covered all bases, they do that in 3 simple steps.

1. Creating the budget.
Your adviser will provide a tailored understanding of what you're likely to be able to borrow. They then couple this with your own preferences on maximum spending per month to tailor a loan amount and deposit level that is best fit.

2. Knowing your costs.
Buying a home can be costly. It's important to know how much you are likely to need for a deposit, but also the other associated costs of purchase. That's why your adviser will provide a full breakdown of your upfront and ongoing costs to buy a property, so you can save with purpose.

3. Lender qualification.
As part of your free initial consultation service, your adviser will provide a certificate (subject to credit) from lenders that will state the amount you can borrow (known as an Agreement in Principle). This is required by most estate agents to lodge a successful offer.
